I’m registered with valuation companies and write broker price opinions on properties and list and sell REO properties for Lamco, HomEq Servicing and SingleSource. The BPO is not an appraisal including highest and best value but rather an opinion of what one can reasonably expect to get for the property if it were to be put on the open market. The report combines information from a drive-by exterior examination and interior inspection, previous sale and assessment data, recent comparable sales, current neighborhood listings, assessor information and photographs. The market analysis includes estimate of repairs to obtain fair market value, neighborhood information, and a value estimate in as-is or as repaired condition. The Supply and Demand charts represents statistical, real-time data and shows market trends from 2006 through 2008 and the in-depth report supports a defendable value conclusion and serves as a final analysis. Write report updates (30-day status), verify occupancy, secure repair bids and negotiate cash-for-keys.

Ensure asset preservation, winterizing, minor repairs, cash-for-key and re-key. Secured vendors and control expenses to stay within limits.
